Rentals Launched at 160 Water Street, Manhattan

Rentals have been launched at 160 Water Street, aka Pearl House Seaport, in the Financial District in lower Manhattan.   The post-war structure has been transformed from an out-of-use commercial property into a state-of-the art residential highrise. 

The Pearl House Seaport rises 29 floors and contains 588 apartments. New ownership has added five floors to the original property, built in 1972.  Residences range in size from studios to two-bedrooms. Approximately 45% of the units offer layouts with home offices. 

The though-the-block structure is bounded by Water Street to the east, Pearl Street to the west and Fletcher Street, a narrow single-land corridor, to the south. 

The project totals 166,917 square feet with 158,685 square feet dedicated for residential use.  The remaining 8,253 square feet has been set aside for commercial/retail use.  Additional improvements to the structure include a new curtain wall and operable windows.

At this time studios start at $3,855, one bedrooms at $4,700 and two bedrooms at $6750. Concessions are currently being offered on the initial lease up. Please note that prices and offerings are subject to change.

Apartment attributes include tall ceilings (heights range from 9’6” to 10’) oversized windows, eight-foot tall solid core doors, recessed lighting, solar/blackout roll-down window treatments and intelligent in-home technology.  The open kitchens glisten in white and showcase custom cabinetry, quartz counters and an integrated appliance package from Bertazzoni and Bosch.

The kitchens feature Italian two-toned cabinets, Silestone countertops, stainless steel appliances and LED overhead and counter lighting.  

The Pearl House Seaport features a wide array of indoor and outdoor amenities.  Security is provided by a full-time concierge.  The amenities package includes a lobby level “Social House” which includes a co-working space, a fireside lounge and a cafe.  At the Concourse Level there are multiple social lounges, fitness center and spa with pool, steam, sauna and treatment rooms, viewing room with 12-foot video wall, game room, bowling alley, sports simulator room, immersive kids play room and a pet salon.  At the rooftop level is a full floor of world class goodies, including an outdoor terrace with fire pits and gas grills, social lounges with multiple kitchens, co-working space with cityscape views, full-size bar with kitchen and a screening suite with a twelve-foot video screen. 

The Vanbarton Group is the developer behind the conversion.  Gensler is the project architect.  Vanbarton converted 180 Water Street, the adjoining property in 2017 and later sold its interest to Metro Loft Management. It is also converting a portion of 980 Sixth Avenue (between West 36th Street and West 37th Street) into residential apartments.

160 Water Street is the latest commercial-to-residential conversion in the ever-changing Financial District.  Additional residential conversions currently planned in FIDI include 55 Broad Street which will yield 571 apartments and 25 Water Street which will offer 1100 units. The 25 Water Street (aka 4 New York Plaza) project is the largest office use conversion in the country.   

Pearl Street Seaport is located two short blocks west of the East River Esplanade and two blocks north of Wall Street.  The Fulton Street transportation hub is a seven-minute walk west; the World Trade Center Oculus just one block further to the west.
