Permits have been filed for a 22-story mixed-use building at 1598 Second Avenue (aka 300 East 83rd Street) in the Yorkville neighborhood of Manhattan.  The parcel is located on the southeast corner of Second Avenue and East 83rd Street.  

The proposed building will contain 70 residential units and a small commercial component.  It is not known at this time whether the property will be a rental property or a condominium.

The structure will rise 235 feet and total 93,862 square feet The residential component will comprise the bulk of the build-out at 91,400 square feet.  The commercial portion will cover 2,462 square feet.

Based on gross numbers, the average size of an apartment will be about 1,306 square feet.  There is no on-site parking listed with the permit.

The parcel has a lot area of 7,867 square feet and claims 78 feet of frontage along Second Avenue.  The depth of the lot on 83rd Street is 100 feet.

Michael Aminzade of Lalezarian Properties is listed as the owner behind the application under E83 Properties LLC.  SLCE Architects is listed as the project architect.

The plot was previously occupied by three adjoining five-story walk-up buildings (1594-1598 Second Avenue and a fourth property that fronted 83rd Street.  1598 Second Avenue is located directly across the street from 250 East 83rd Street, the site of another new tower.  The tower on the west side of Second Avenue will rise 31 floors and contain 128 apartments.  It is expected to open in the fall of 2024.

Transportation via the Q line (the Second Avenue Subway) is located across 83rd Street to the north.
