According to New York City records, the median price for an apartment in Manhattan for the month of May 2023 was $1,205,000.  The price represents an increase of 4.8% from the median price of $1,150,000 recorded in May 2022.  The number of apartment sales, however, fell from 1,380 to 1,076 reflecting a year-over-year decrease of 22%.  

May represents the seventh consecutive month that the volume of year-over-year sales have dipped in the borough.  On a positive note, the number of sales in Manhattan jumped from 813 to 1,076 between April and May, representing a 32% increase.

What exactly does $1,205,000 get you in Manhattan?  Or in this case $1,210,000.  Let’s take a closer look.

Apartment 4-D at 44 East 67th Street is a graciously sized one-bedroom (846 square feet)  pre-war condominium located in the Lenox Hill neighborhood of Manhattan.

44 East 67th Street is a boutique prewar located between Madison Avenue and Park Avenue, just two weeks east of Central Park.  Built in 1939, the art-deco styled building was designed by the preeminent architect Rosario Candela.  The structure rises 12 floors and contains 45 apartments; it was converted to co-operative ownership in 1979.

The building provides a full-time doorman.  Amenities include a common garden, bike room, private storage and laundry room. 

Apartment 4-D at 44 East 67th Street was first listed in October 2022 for $1.495 million.  In March 2023, the listing went to contract after a price drop to $1.395 million. The closing price of $1.21 million represents a 19% drop from the original ask.

At 846 square feet, the apartment sold for $1,430 per square foot.
