This Week’s Price Chop – 117 Prince Street, 5-C

Jul 11, 2023

The latest edition of Price Chop looks at a turn-of-the-century full-floor loft in the Soho neighborhood of Manhattan.

Apartment 5-C at 117 Prince Street is a 2,400 square foot artist loft with keyed elevator access.  The residence features a sprawling 900 square foot great room (49’3”x16’5”), eleven-foot high ceilings and a host of original architectural details.  The home is awash in light from four oversized windows on either end of the apartment. The views are quintessential Soho.

The current ask of $3,995,000 represents a 13.1% drop from the original price of $4.595,000.  The new price represents a per square foot value of $1,665.  The apartment was initially listed in May 2023.

117 Prince Street is part of a multi-building co-op located between Greene Street and Wooster Street within the Soho Cast Iron District.  The landmarked structure consists of three adjoining buildings – 113, 117 and 121 Prince Street.

Built in 1895, the co-op rises six floors and contains 16 loft residences in total.  The first floor is occupied by high-end retailers.

117 Prince Street, 5C Kitchen

Apartment 5-C is being offered as a flexible two bedroom with an interior home office/child’s room.  Plentiful light and eleven-foot ceilings combine to create an airy, welcoming loft. Bleached white oak floors, whitewashed brick and original tinder beams and columns add warmth.  Additional features include a private elevator landing, a huge walk-in-closet, a faux fireplace, curated light fixtures, central a/c and a washer/dryer.  Floor-to-ceiling built-in cabinetry and display shelving line one wall of the living room area.

The oversized gourmet kitchen sits at the north end of the loft and opens into the dining area.  Two oversized windows offer all-day light and a cityscape view.  Highlights include an eat-in island, marble countertops, custom cabinets and commercial grade appliances.

Each of the three baths have been beautifully designed combining modern finishes with vintage touches.  There are two devine clawfoot soaking tubs and a large walk-in steam shower.

117 Prince Street, 5C Bathroom

117 Prince Street was originally built as a warehouse in 1891.  The building was designed by the architectural firm of Cleverdon & Putzel, whose acclaimed work proliferated across the city at the turn-of-the-century.
