Sales have been launched at 310 East 86th Street, aka The Harper, a new residential condominium in the Yorkville neighborhood of Manhattan. The midblock development is located between Second Avenue and First Avenue two blocks west of Carl Schurz Park.
The Harper, with its artfully designed limestone facade and oversized family-style apartments, brings a bit of Park Avenue cache to Yorkville. The art-deco designed facade flaunts fluted columns and magnificent casement windows, commandeering the south side of 86th Street.
The Harper, according to the building website, is “designed for flexible, family living.” The building rises 21 floors and offers 68 condominium residences across a mix of two, three and four bedroom units. With the exception of the penthouse floor, there are just three or four residences per floor.
As reported by the offering plan, 310 East 86th Street will have a sell out just north of $255 million. The residential component has a sell out of $240,755 million while the commercial component has a sell out of $13.7 million. There are 24 storage cages available for purchase as well.

At present seventeen apartments have been released, six of which are already under contract. The two bedroom residences start at $2,05 million. Three bedrooms start at $3.55 million and the four bedroom homes start at $5.9 million. The average per square foot price of the released units is $2,061.
There are two penthouse units. The grandest residence is Penthouse A, a 2,746 square foot three-bedroom with a 940 square foot private roof terrace. The price for the unit is $7.5 million.
At present more than $19 million worth of contracts have been signed. The average price per square foot for the apartments under contract is $2047.
The homes at 310 East 86th Street are flooded with light. They feature wide plank oak flooring, high ceilings, solid-core doors, high-efficiency central heating and cooling systems and washer/dryers.
The open kitchens are warm and inviting. They feature matte lacquer cabinetry by Poliform, quartzite countertops and backsplashes, eat-in peninsulas, integrated Miele appliances, antique brass hardware by Waterworks and overheard recessed lighting.
The primary baths offer an art deco style flair and timeless refinement. These spa-like sanctuaries are graced with limestone walls and white marble floors.
