Permits have been filed for an eight-story mixed-use building at 291 Eastern Parkway in the Crown Heights neighborhood of Brooklyn.  The mid-block parcel, which is comprised of two adjoining lots (285 and 291 Eastern Parkway), is located between Classon Avenue and Franklin Avenue just a few blocks east of the Brooklyn Botanic Garden. 

The proposed building will rise 85 feet and will total 52,737 square feet of residential and community space.   The residential component will comprise the bulk of the build out at 51,359 square feet.  The community facility space will cover 1,378 square feet.

291 Eastern Parkway will be a ground-up development as the two four-story apartment buildings are to be razed.  The new structure will total 76 residential units; the site previously contained 32 units across the two lots.

The average size of an apartment, based on gross numbers, will be about 676 square feet.  It is unknown at this time whether the residential component will be rentals or condos.  The permit also calls for 40 garage spaces.

The parcel has a lot area of 11,920 square feet and claims 80 feet of frontage along the Eastern Parkway Service Road.  At its widest point the parcel is 100 feet wide.  The lot depth is 131 feet.  Plans call for the development to cover 55% of the parcel with a front setback of 30 feet and a rear yard, also measuring 30-feet. The new building will nearly double the current gross floor area of 28,724 square feet.  

Marc Chemton of Renaissance Realty is listed as the owner behind the application.  The architect for the project is listed as ND Architecture & Design PC.

Transportation via the Franklin Avenue – Medgar Evers College subway stop is literally just a minute away. The station is serviced by the 2, 3, 4 and 5 lines.
